At Williams Estates, we believe in complete transparency. In accordance with the Consumer Protection Regulations and Propertymark guidelines, all fees listed below are strictly inclusive of VAT at the prevailing rate (20%)

We offer competitive, straightforward commission structures for selling your property. Your exact fee will be agreed upon during your market appraisal and clearly stated in your Terms of Business before marketing begins.

  • Sole Agency Fee: 1% inc. VAT of the final agreed sale price, payable upon completion.

  • Multi-Agency Fee:  Additional £500 inc.VAT of the agreed Sole Agency Fee or Fixed Fee, payable upon completion.

  • Fixed Fee Option: £2000 inc. VAT payable upon completion.

  • Purchaser Fee: £36 inc. VAT per legal owner looking to purchase a property, this is to cover our anti-money laundering checks.

We provide flexible management options to suit your needs. A comprehensive breakdown of exactly what is included in each service is available in our Landlord Information Pack. The final fee may differ from below, but this will be clearly stated on your agreement.

Our commitment to transparency means we are always here to answer your questions. Whether you want to discuss our fee structures, understand how we market your property, or just need straightforward advice, our team is ready to help.

In strict accordance with the Renting Homes (Fees etc.) (Wales) Act 2019, Williams Lettings only charges the following permitted payments:

  • Rent: The agreed monthly rent as stated in your Occupation Contract.

  • Holding Deposit: Capped at the equivalent of one week's rent. This is to reserve a property while referencing checks are completed.

  • Security Deposit: Capped at the equivalent of [five / six] weeks' rent. This covers damages or defaults on the part of the contract-holder during the tenancy.

  • Default Fees:

    • Loss of Keys/Security Device: A reasonable charge based strictly on the evidenced cost of replacement.

    • Late Rent: Interest at 3% above the Bank of England Base Rate on late rent, charged only once the rent is more than 14 days in arrears.

  • Early Termination / Changes to the Contract: If requested by the contract-holder, a fee of £50.00 inc. VAT (or any reasonable costs incurred if higher) will be charged to amend the contract.


To help smooth your property journey, we may recommend the services of carefully selected third-party providers. You are under absolutely no obligation to use any of our recommended providers. You are entirely free to source your own independent advice and services.

Should you choose to instruct one of our recommended partners, Williams Estates will receive a referral fee. These fees are paid directly to us by the provider out of their own earnings, at no extra cost to you.
